Islington Parquet Floor Fitting

Islington
April 2026

This Victorian terrace in Islington required a complete parquet floor fitting across the ground floor and hallway. The existing subfloor needed careful preparation before we could lay the new engineered parquet in a herringbone pattern, creating a warm, period-appropriate finish that complemented the property's original features.

Work carried out

  • Subfloor assessment and preparation
  • Removal of old flooring and adhesive residue
  • Levelling compound application to uneven concrete
  • Engineered parquet fitting in herringbone pattern
  • Skirting board reinstatement
  • Final sanding and sealing
  • Dust extraction throughout the process

About the project

The ground floor of this Islington property measured approximately 45 square metres across the living room, kitchen, and hallway. The original concrete subfloor had settled unevenly over many years, with variations of up to 8mm across the space. We needed to address this before fitting could begin, as parquet requires a stable, level surface to prevent movement and gaps appearing later. The customer had chosen a natural oak engineered parquet with a matte lacquer finish, which suited both the period character and modern living standards of the home.

Our approach involved laying self-levelling compound across the entire ground floor to create a uniform base. This took two days to cure properly before we could proceed with fitting. We then laid the parquet in a classic herringbone pattern, using the fireplace as the focal point to ensure the pattern ran symmetrically through the space. The work required careful planning around doorways and the kitchen island. We fitted new skirting boards to match the existing mouldings elsewhere in the property, which involved some bespoke cutting to accommodate the extra height from the new flooring. Final sanding smoothed any minor variations at board joints, and we applied three coats of matte lacquer sealant for durability and ease of maintenance.

About our Islington Parquet Floor Fitting service

Islington contains a remarkable mix of period properties, from Georgian and Victorian terraces to Edwardian mansion blocks and converted warehouses. Many of these buildings originally featured parquet or wood strip flooring, and owners often wish to restore or upgrade these floors to their former quality. We work across all these property types regularly and understand the specific requirements of period homes. Victorian properties typically have suspended timber subfloors with wooden joists, which need different preparation compared to the concrete slabs found in modern builds or converted industrial spaces. Edwardian properties often sit somewhere in between, with either timber or early concrete construction depending on the specific building date.

We fit engineered parquet rather than solid wood as standard in Islington homes, as it performs better in properties with solid floors or where moisture levels can fluctuate. The range of finishes available now means engineered parquet can match the appearance of original floors whilst offering superior stability. Herringbone and chevron patterns remain popular choices, as they complement the proportions of period rooms. We also work with straight-lay patterns and mixed species selections, depending on the customer's brief and the property's architectural style. Our fitting service includes full subfloor preparation, which is where many jobs succeed or fail, so we never rush this stage.

Frequently asked questions

How much does parquet fitting cost per square metre?
Fitting costs typically range from £35 to £60 per square metre depending on pattern complexity, subfloor condition, and site access. A simple straight lay costs less than herringbone or chevron patterns. Extensive subfloor preparation and remedial work increases costs. We provide a detailed quote after assessing the actual site conditions.

How long does parquet fitting take?
A straightforward fitting job on a prepared subfloor takes roughly one to two days for 45 square metres. If the subfloor needs levelling compound, allow an additional two to three days curing time before fitting begins. Finishing work including final sanding and sealing adds another one to two days. We always confirm the full timeline during the quotation process so you know exactly when to expect completion.

What preparation is required before fitting begins?
The subfloor must be clean, dry, and level within 3mm across any 2 metre span. We remove existing flooring and residual adhesive, fill gaps, and apply levelling compound where needed. We test moisture content to ensure it falls within acceptable limits for engineered parquet. Skirting boards are usually removed before fitting and reinstalled afterwards to conceal the board edges neatly.
