Herringbone Floor Fitting in West Norwood, SE27

We fitted a beautiful herringbone oak floor across the ground floor of a Victorian terrace in West Norwood recently. The client wanted to replace tired carpet with something that would complement the period features of the property. The work involved careful fitting of solid oak blocks in the classic 45 degree herringbone pattern, working around the existing fireplace and alcoves that are typical of homes in this area.

Work carried out

  • Removal of existing carpet and underlay
  • Floor preparation and levelling
  • Fitting of herringbone pattern oak blocks
  • Sanding and finishing
  • Application of protective seal
  • Installation of matching threshold trim

About the project

The property was a ground floor reception room with original Victorian features, including a cast iron fireplace surround and built in shelving. The subfloor was uneven in places, which is common in older properties where timber joists have settled over time. We needed to carefully prepare the surface to ensure the herringbone blocks would sit flush and the pattern would appear straight to the eye, even though slight adjustments were made during fitting to accommodate the room's natural quirks.

Our approach was to take time during the preparation stage rather than rush through fitting. We levelled the floor using a self levelling compound in areas where the subfloor dipped, then fitted the oak blocks gradually, checking the pattern alignment regularly as we worked. This methodical approach meant the job took four days instead of three, but the final result is a floor that sits perfectly and the herringbone lines remain true across the room. After fitting, we sanded the floor smooth and applied three coats of matte lacquer to provide protection while maintaining the natural appearance the client wanted.

About our West Norwood, SE27 service

West Norwood has a good mix of Victorian and Edwardian properties, many converted into flats or divided into multiple units. We work regularly across the area, fitting floors in period homes where clients are restoring or upgrading the property. Many of these older properties have existing wooden subfloors, which is ideal for block laying, though preparation is often more involved than in newer builds because of settlement and variations in level. We've also worked on newer purpose built apartments and conversion projects in the area where concrete subfloors need additional preparation and different fixing methods.

The most common flooring types we fit in West Norwood are solid wood blocks like oak and walnut, engineered wood for properties with underfloor heating, and increasing numbers of luxury vinyl tiles. Homeowners in the area tend to prefer natural materials that suit the period character of their homes, though we're seeing growing interest in durable alternatives that offer lower maintenance. Regardless of material, working in SE27 means understanding how to fit floors in properties with character features, working around period fireplaces, and dealing with the quirks that come with older construction.

Frequently asked questions

How much does herringbone floor fitting cost?

Fitting costs typically range from £35 to £60 per square metre depending on the complexity of the pattern, room layout, and amount of preparation needed. Herringbone patterns cost more than straight laying because each block requires individual cutting and fitting at 45 degrees. In this West Norwood project, the cost was towards the higher end because of the detailed preparation required and the period features we needed to work around.

What preparation is needed before fitting begins?

The subfloor must be clean, dry, and level. In older properties like those throughout West Norwood, this often means addressing dips and rises in the surface, checking for dampness, and repairing any damaged timber. We test moisture levels and allow time for any treatments to dry. This preparation stage is crucial to prevent movement and gaps appearing in the finished floor later on.

How long does a herringbone floor take to fit?

A typical room of 20 square metres takes between three and five days depending on preparation needs and pattern complexity. This West Norwood job took four days total, including preparation. After fitting, the floor needs to be sanded and sealed, which adds another two to three days before the room is fully ready for use.
